Notice to renters

The closing on our house is scheduled for April 12, just a month away. We still have renters in the house, and our contract states 30 days notice is required to break the contract.

So, we need to give notice tomorrow.

Our plan is to contact them by phone tomorrow, and follow up with a certified letter.

I hope they don't give us any problems. They probably won't. Heck, an appraiser walked through the house last Thursday. That should be a hint, right?

They haven't paid rent this month (due on the first) so, I don't expect any more rent from them. We do still have their $800 deposit, which will cover March rent, but not the 12 or so days in April. Small cost for selling the house.

On another subject, we finished 12 gallons of syrup yesterday. Our first of the season. It didn't freeze last night, so the trees ran all night. Weather forecast for the month looks perfect.

    At least you have realistic expectations from a rent stand point. I sure can't imagine not paying my landlord for days I lived in their home, but obviously others see things different.

    Most landlord and therefore by extension most renters contract from the first of any given month. While I understand your position, I doubt that having an appraiser walk-through March 7th would constitute warning/notice for the tenant. I'm presuming the house was rented to someone who knew it was listed for sale and possibly had large signage For Sale.

    Can you contact a friend to 'monitor' in an unobtrusive way the move-out? I've seen the evidence when angry people move-out. They have been know to take the thing that are attached to the walls! Our neighbor who rents their condo for the college term [September - May] had tenant take the fridge, stove, washer, dryer last May having avoided paying rent for two months. Unhappy tenants have left the place a serious mess requiring professional cleaners and junk hauling truck.

    Perhaps your realtor could make arrangements for someone - for a fee to monitor the situation.

    Just a suggestion to prevent a potential problem.
