No Rent Yet

We haven't received our rent check yet. It's due on the first of the month.

I've been out of town for a couple of days. When I left, I told myself that if the check wasn't here by time I got back, I would have to do something.

I guess I'll start with a phone call.

I hope this doesn't get nasty.

Our previous renters were chronically late with rent, but they always ended up paying. These renters have been so good.

Until now.

Ugh, I really hope this doesn't end up going bad.

It probably won't.

But it might.

    Oh, the joys of renters. My renter has been with us for four years and in order to deal with past problems (bounced check/partial payments), we've told her in no uncertain terms that she needs to pay 1/2 the rent every two weeks, this will at least allow us to recoup the unpaid rent eventually. She will be officially caught up by June 2013. The good news is she pays regularly now. Hope you can work something out amicably. Oh yes, my tenant pays in cash now or with a money order. Smile

    Oy. We've been so lucky; seems more likely than not that renters will be a problem. (Do they figure they have more leeway with by-owner rentals vs. apartments? I was always terrified if I forgot to pay the rent on time when I lived in apartments. Actually, even when I rented a room from an owner of a house. So I guess that was just me.)

    Have you thought about using a management company? We kind of need to, since our rental's in another country. They always get us the money on time, and they always find us new renters in plenty of time when someone leaves, so there's no gap in income. They take a chunk of our profits, of course, but since we can pretty much count on our income every month, it's so worth it to us.
