I got a text message from our renter yesterday. She asked about our asking price and taxes and insurance. No offer, and it doesn't matter until there is an offer, but it is a step.
Had you put the house on the market, or is her question out of the blue? Is this the same renter you had to (or almost had to?) send an eviction notice?
Is your house still an 'active' listing? In most regions, the period April - July is the most favorable for sales. Are you actively on-line FSBO [for sale by owner]? Have you sought advice from one of the better agents in your community on sales numbers and fresh marketing ideas appropriate to your location?
Why not talk to your renter as you need them 'on your side' keeping the house and yard in 'show' condition if you still want to actively sell. They may be worrying about the need to move. If not on active listing, they may wish to buy direct from you with a discount since you'll not be paying commission. If on active listing they could work with the listed agent and you could likely negotiate a lower commission since both fees would go to one individual.
